One of the most important decisions for a business is location, location, location. The Town of Leesburg offers a wide variety of business locations, from charmingly renovated historic buildings in the Historic Downtown to Class A office space in amenity-rich new developments to flex-warehouse space near the Leesburg Executive Airport.
This map provides an overview of largest business districts within the Town:
Downtown Leesburg is the historic and cultural center of the community. Its unique architecture and pedestrian-friendly environment are ideally suited for some businesses. Typically, downtown Leesburg is a location for entrepreneurs, small independent retailers and a wide variety of professional and personal service businesses.
2. Crescent District
The commercial corridors along Catoctin Circle, East Market Street and South King Street lead into the downtown area and offer a wide variety of business locations for a host of businesses. The corridors have a great variety of location options from freestanding businesses to shopping centers and office parks. This area is expected to transition over time to become an extension of downtown.
3. Route 7 East
The Route 7 Corridor East, outside the bypass, is one of Leesburg’s fastest growing business locations. The Village at Leesburg development has created a new gateway to the Town and provides a variety of new options for businesses.
4. Edwards Ferry, Fort Evans & Leesburg Corner
This area centers on several large retail centers including the Leesburg Corner Premium Outlet Center with more than 100 retail shops. This area features high-visibility locations on heavily traveled corridors.
5. Leesburg Executive Airport Area
This area is currently a light industrial and flex-office area adjacent to the Leesburg Executive Airport. However, recent construction includes Class A Office and plans for the area will provide keynote office and employment centers.
Once you have selected a potential location, you will need to ensure that your business is allowed under the Town's zoning regulations. The Planning & Zoning Department has an interactive zoning map.
