TO CONSIDER REZONING (PROFFER AMENDMENT) APPLICATION TLZM-2017-0002 AND SPECIAL EXCEPTION APPLICATION TLSE-2017-0001,
LEESBURG TECH, LLC
Pursuant to Sections 15.2-1427, 15.2-2204, 15.2-2205 and 15.2-2285 of the Code of Virginia, 1950, as amended, the Leesburg Planning Commission will hold a public hearing on Thursday, May 17, 2017 at 7:00 p.m. in the Town Council Chambers, 25 West Market Street, Leesburg, Virginia 20176, to consider Rezoning (Proffer Amendment) application TLZM-2017-0002 and Special Exception application TLSE-2017-0001, Leesburg Tech, LLC .
The subject property consists of two parcels that collectively comprise 17.49 acres owned by Leesburg Tech, LLC, and is located on Sycolin Road in the vicinity of the intersection of Sycolin Road and Miller Drive. The property is zoned I-1, Industrial/Research Park, and is further described as Loudoun County Parcel Identification Numbers (PIN) 191-35-9810 and 191-25-9851.
Rezoning/Proffer Amendment Application TLZM-2017-0002 is a request by Leesburg Tech, LLC to amend the current proffers of the subject properties to permit a Flex Industrial Park by Special Exception within the I-1 District. The current uses for the site are established through the most recent case for the site, TLZM-2000-0006, which limits the use of the property to a few specified I-1 uses. This rezoning (proffer amendment) application is identified as case number TLZM-2017-0002.
Special Exception Application TLSE-2017-0001 is a request by Leesburg Tech, LLC to permit a Flex Industrial Park within the I-1 District, subject to the approval of TLZM-2017-0002 referenced above, as well as criteria of Section 3.4.12 of the Zoning Ordinance. This special exception application is identified as case number TLSE-2017-0001.
